When you contact us regarding rental management of your property we will:
Evaluate and assess your property to determine the best possible market rent for your property based on the location, features, and condition of your home.
Recommend any necessary changes to the property to enhance its marketability and attractiveness to tenants.
The following services are included in Appalachian Land Company’s basic management fee:
We will screen tenants to determine tenant qualification and financial ability.
We will obtain written documentation on prospective tenants to include:
Credit reports
Rental history
Reference checks
Employment verification
We will prepare a lease agreement using the North Carolina Association of REALTORS®, Inc. Property Management Residential Rental Contract.
Long-term lease is usually for a one year term that may be renewed for the following year(s) of tenancy.
Leases incorporate the terms, rules and regulations for the rental property
Some terms are subject to the discretion of the property owner (pets, utilities, lawn maintenance, etc.).
Appalachian Land Company will monitor the property ensure the terms of the lease are met.
We will handle receiving the rent and assessing late fees, if required.
We will provide prompt processing of rent receipts
A proceeds check with statement will be mailed to owner by 20th of each month.
Late fees will apply for any rent not received within five days of the due date and warrants will be filed if rent is not received by the 15th of each month.
We will coordinate repairs and maintenance of the property.
We will provide an in-house rental coordinator available to handle all repair and maintenance concerns.
We will provide an on-call emergency contact 24 hours a day.
We will contract with professional service providers who will give quality work at reasonable prices with prompt response and quick turn around for repairs/maintenance.
We will perform complete inspections of your property.
Inspections of the rental property will be conducted every six months (supplying you with digital pictures and notes).
An inspection will be conducted with the tenant on the move-in date, noting only current damage and/or repairs needed.
We will conduct a move-out walk-through report with corresponding move-in photos.
We will provide an advertising campaign for your property.
We will place yard signs on the property identifying its availability as a rental and will install directional signs where permitted.
We will ensure listing on the Appalachian Land Company website.
We will place ads in Real Estate magazines, the local newspaper, and company direct mail.
We will provide comprehensive financial reports.
We will provide monthly itemized statements showing:
-Rent amount received
-All monetary rental activity—income and expenditures
-All of the owner’s proceeds checks
We will provide annual statement for tax purposes
Management Fees
Procurement fee is equal to all of the first month’s gross rent renewed annually.
Procurement fee includes the total cost of advertising, showing of the property, move-in process forms, photos and procedures, tenant screening and cost of credit verification.
Monthly fee of 10% of each month’s gross rent received thereafter.
